Real Estate Construction Manager

This position will be responsible for working with the Property Management and Leasing departments to coordinate all aspects of tenant improvement construction, space and building refurbishment/renovation, major capital repair programs, and special projects to ensure maintenance and creation of value.

Essential Duties and Responsibilities Include:
• Coordinates, leads, and seeks the most cost effective solution for leaseholder and tenant improvement projects, major repairs projects, and special projects are completed within the properties budget, according to pre-established specifications and in a timely manner.
• Interfaces with Property Managers, Leasing Agents, and tenants to quantify and establish tenant improvements criteria, renovation project criteria, major details, and special project details.
• Works with Property Managers, Leasing Agents, Architects, Engineers, and City Officials in the generation of plans and specifications.
• Prepares preliminary project cost budget estimates and timelines.
• Supervises the bidding process, execute, and implement contractor documents with vendors/contractors and Property Managers.
• Monitors project schedules and budgets.
• Conducts job site visits.
• Prepares final project completion documents, including punch lists and obtain the necessary certificates of occupancy, lien waivers, billings, etc.
• Coordinates and communicates with all parties, as necessary, to define status and ensure smooth transition upon project completion.
• Maintains required reports.
• Participates and provides input to acquisition/disposition due diligence projects.
• Responds to requests to analyze and resolve various portfolio property issues/problems related to building systems, including, but not limited to, Heating, Ventilation, & Air Condition (HVAC), fire & safety systems, security systems, as well as physical structure, Indoor Air Quality (IAQ) issues, etc.
• Participates in trade organizations such as Building Owners and Managers Association (BOMA), Minnesota Shopping Center Association (MSCA), etc. as appropriate.
• Performs other duties as assigned.

Required Knowledge, Skills and Abilities:
• 5-7 years of construction project coordination experience, or combination of education and experience
• Strong financial skills
• Strong computer proficiency (MS Office – Word, Excel, and Outlook)
• Ability to manage multiple construction, renovation, and other projects
• Ability to read and understand plans and specifications
• Excellent verbal and written communication skills, including ability to effectively communicate with internal and external customers
• Ability to work under pressure and meet deadlines, while maintaining a positive attitude and providing exemplary customer service
• Ability to use time productively, maximize efficiency, meet challenging work goals, while working independently
• Ability to maintain compliance with all company policies and procedures
• Ability to possess and maintain exceptional work ethic as well as uphold company values and demand the highest standard of conduct from self and others

Preferred Knowledge, Skills and Abilities
• Bachelor’s degree preferred

Other:
• Valid Driver's License, ability to maintain a satisfactory Motor Vehicle Record, and adhere to the KA Motor Vehicle Policy.
• Travel to and from properties will occur regularly. Overnight travel may occur occasionally.
